PATH 1 Enhanced Commissioning—Energy and Water Systems (1 point)

Design Phase 设计阶段
- CxP must have commissioning experience on at least two buildings of equivalent size and complexity, and shall not be a member of the design team (unless CxP is an employee of the owner). The commissioning authority shall not be responsible for the design concept or criteria.
- Review designer's BOD for completeness, clarity, and coordination relative to OPR.
- Develop commissioning specifications and commissioning plan.
- Review submittals for commissioned systems for compliance with OPR and BOD.
- Develop and implement the systems manual for building operations staff.
- Review operator and occupant training requirements.
Construction & Occupancy Phase 施工与入住阶段
- Verify contractor's TAB plan and review TAB report.
- Verify installation and functional performance of commissioned systems.
- Perform a seasonal testing on a minimum of 10% of terminal heating and cooling units (minimum 2).
- Within 10 months after occupancy, review building operation relative to OPR. Include a plan for resolving outstanding issues.
- Develop an ongoing commissioning plan and hold an integrated systems test.
PATH 2 Enclosure Commissioning (1–3 points)

Case 1. Enclosure Commissioning (1 point)
- Include envelope in commissioning scope per ASHRAE Guideline 0 and NIBS Guideline 3.
- Review OPR and BOD for building enclosure elements.
- Review submittals for continuity of air, water, thermal, and vapor control, and penetrations.
- Site observation at 25%, 50%, and 90% completion of exterior skin with narrative report at each observation. Include witnessing whole-building airtightness testing.
- Document results in final commissioning report.
Case 2. Enclosure + Air Leakage Testing (2 points)
- Case 1 items AND verified air leakage ≤ 0.13 cfm/sq. ft. at 50 Pa per ASTM E779/E1827.
Case 3. Enclosure + Enhanced Air Tightness (3 points)
- Case 2 items AND verified air leakage ≤ 0.08 cfm/sq. ft. at 50 Pa.
PATH 3 Monitoring-Based Commissioning (2 points)

- Develop Monitoring-Based Procedures (MBP) including energy and water performance indicators measured 15-min intervals.
- Develop plan for periodic review and incorporate results into ongoing commissioning.
- Fault detection and diagnostics for non-packaged unitary equipment with >75 MBH (22 kW) cooling or >250 MBH (73 kW) heating.
- Continuous monitoring point data trended and archived. Reports generated to demonstrate ongoing energy and water performance.
- MBP must be implemented for at least 1 year post occupancy.
