4.6 Social Equity

Building projects have the potential to impact social equity — either positively or negatively.
Social and environmental factors are more predictive of a person's health and well-being than their genetic code.
These factors are known as social determinants of health, which are non-medical factors that influence health outcomes. They include the conditions in the environments where people are born and live, like access to healthy foods, green spaces, and safe schools. Social determinants of health affect quality of life and a wide range of health outcomes and risks.
Development patterns, social norms, and political systems create large disparities and inequalities in these conditions. For example, fenceline communities — groups of people who live near polluting industrial facilities or highways and are directly affected by noise and polluting emissions — are disproportionately located in low-income communities and communities with a high amount of people of color.
Green building strategies aim to have a positive impact on social equity. This begins with understanding the potential impacts of a project. To do so, the project team must include community feedback from the earliest stage of discovery. Learning directly from community members is essential in order to address social inequities.
Working to support communities that have historically been underserved can help project teams bring about environmental justice, which refers to allowing all people to enjoy the same degree of protection from environmental and health hazards; have equal access to decision-making processes; and have equitable access to a healthy, sustainable, and resilient environment.
Integrative project teams use systems thinking to identify where social determinants of health are causing health inequities and then work to address them. Examples of solutions might include:
• Adding additional air filtration to buildings near a highway where sensitive populations will be present (e.g., schools or nursing homes) •
• Planting a community garden if a project is in an area with limited access to fresh, affordable food •
• Designing an outdoor place for respite in a community that has been exposed to systemic racism •
