LEED was first piloted in 1998 and has since gone through continual improvements and revisions. LEED provides a definitive standard for what constitutes a green building in design, construction, and operation. In other words, LEED gives building practitioners an organized benchmark for defining and evaluating green buildings. By doing so, LEED aims to transform building practices by moving away from conventional building practices toward green building practices.
Key Aspects of LEED:
Voluntary: LEED projects are going above and beyond what building codes require.
Consensus-based: Committees of USGBC members develop new versions that all members vote on.
Market-driven: LEED requirements are written by building practitioners.
Iterative: As professional practice, technology, products, and services evolve, so will LEED.
LEED considers building performance holistically, over the life cycle of a project, to help a project team achieve their unique sustainability goals and to solve social, economic, and environmental problems.
LEED aims to:
• Optimize the use of natural resources
• Promote regenerative and restorative strategies
• Maximize the positive and minimize the negative environmental and human health impacts of the building industry
• Provide high-quality indoor environments for occupants
LEED emphasizes an integrated design process in which collaborative teams iterate throughout the entire process. LEED is based on proven technology, proven strategies, and accepted energy and environmental principles. It also seeks a balance between established best practices and emerging leadership concepts. LEED sets a challenging yet achievable set of benchmarks that define green building.
