As each new version of LEED is formally adopted, earlier versions are gradually phased out to keep the market moving toward higher performance. Project teams must comply with the version of the rating system that is current when they register their project. 随着每个新版本 LEED 的正式采用,早期版本逐渐被淘汰,以保持市场向更高性能发展。项目团队必须遵守注册项目时当前的评级体系版本。
LEED offers three commercial rating systems:

LEED for Building Design and Construction (LEED BD+C):
• New Construction and Major Renovations: Whole buildings and whole additions to buildings that are either new construction or undergoing major renovations and where at least 60% of the gross floor area is complete.
• Core and Shell Development: Whole buildings that are either new construction or undergoing major renovations and at least 40% of the gross floor area is incomplete.

LEED for Interior Design and Construction (LEED ID+C):
• Commercial Interiors: Interior renovation projects of commercial spaces (that have no scope for the exterior shell of the building and/or site work).

LEED for Operations and Maintenance (LEED O+M):
• Existing Buildings: Existing buildings projects focused on operational improvement. This rating system focuses on whole buildings that have been fully operational and occupied for at least one year.

The 40/60 Rule:
When several rating systems appear appropriate for a project, use the 40/60 rule:
• Project teams cannot use a rating system that is appropriate for less than 40% of the gross floor area.
• Project teams must use a rating system if it is appropriate for more than 60% of the gross floor area.
• If an appropriate rating system falls between 40% and 60%, project teams must independently assess and decide which is most applicable.
40/60 规则:
